Invest in the Last Mile of Solar
The Ballast Rock Real Estate Private Credit Fund gives investors access to short-duration private credit opportunities that finance the final steps of community-scale solar development.
About the Fund
Fund Overview
The Ballast Rock Real Estate Private Credit Fund provides accredited investors with access to private credit investments that fuel the last-mile development of solar projects. By financing critical expenses such as interconnection deposits, land acquisition, and permits, the fund enables projects to reach construction-ready status and achieve sale to long-term owners.
Target Fund Size: $5 million
Minimum Investment: $50,000
Preferred Return: 8% through June 30, 2026; 6% thereafter
Typical Hold Period: 6–18 months
Management Fee: 1.5% annually
Performance Fee: 80% LP / 20% GP
This fund is designed for investors seeking predictable income, downside protection, and exposure to clean energy infrastructure without the volatility of public markets. By occupying a priority cash position in each investment, the Fund is structured to be repaid first when projects monetize — aligning investor returns with the natural exit cycle of solar development.
The Investment Opportunity
Underserved Capital Gap: Most institutional players target $50M+ projects; we focus on <$5M last-mile
Policy Tailwinds:
Federal incentives (ITC/Section 48) and state programs enhance project economics
Time-Sensitive Demand:
Developers must accelerate starts before 2026 to qualify for tax credits
Attractive Returns:
Preferred yield plus potential upside from timely project exits
