Sunbelt States Population Growth - Driving Occupancy and Rent
2010-20 and 2020-21 Census Data continues to underscore why we invest in the Sunbelt region, particularly in the Carolinas and Georgia as our core focus for our Sunbelt Multifamily Funds. The map below illustrates the percent change in population from 2010 to 2020, where the population growth in each of our core states significantly outpaced the growth of the US (7.4%).

Additionally, census data is in for 2020/2021 net migration and it continues to show the positive net migration to the Sunbelt states that has allowed us to maintain near complete occupancy across our Sunbelt Multifamily Funds while driving rents. Five of the seven states with the largest net domestic migration between 2020-2021 were Sunbelt states (Florida, North Carolina, South Carolina, Tennessee, Georgia).
